Upload the condo's document package. ClearCondo reads every page and prices what's buried in it: special assessments, thin reserves, lawsuits, every claim traced to its page.
Free during beta.
Upload the PDFs from the seller or property manager: minutes, reserve fund study, bylaws, financials.
Special assessments, reserve health, litigation and insurance, each claim checked against the page it cites.
Every red flag priced per unit, online or as a PDF for your lawyer, before your conditions come off.
Every claim is matched to the sentence it came from. If we can't find it, the flag is downgraded and loses its dollar figure.
2. Financial Statements
The audited financial statements were presented and adopted. The reserve fund balance at year-end was $745,000 against a study-recommended balance of $1,221,000.
3. Special Resolution — Special Assessment
WHEREAS the parkade membrane has reached the end of its service life and the 2025 reserve fund study identifies its replacement at a cost of $714,000, BE IT RESOLVED that a special assessment of $8,500 per unit ($714,000 in total) be levied, payable in four quarterly installments of $2,125 commencing July 1, 2026.
Result: 71% in favour. The resolution was declared passed.
Every building keeps one record of what it really costs. Each new package is checked against what we already verified, and facts that changed are dated, not overwritten.
Only verified facts are written to a building's record, so it can't drift on a guess. Sample data shown.
